🧭 About Cappadocia

  • Volcanic valleys, fairy chimneys and rock-cut villages in central Türkiye.
  • One of the country’s best-known tourist regions – balloons, cave hotels, hiking.
  • A small, mostly domestic property market; foreign buyers are lifestyle buyers or hotel investors.

🏠 Market snapshot

  • Typical buys: restored stone or cave houses, boutique hotels, village houses and plots, apartments in Nevşehir town.
  • Small market for foreigners – Nevşehir is not among the leading provinces for foreign sales (TÜİK 2025)1.
  • Prices depend heavily on whether a building is licensed and can legally be used as a home or hotel.

Check before you buy

  • Special law: since 2019 the Cappadocia Area (Law 7174) has its own authority (Kapadokya Alan Başkanlığı) that approves plans and supervises building – check the plot against its plan2.
  • Heritage: much of the area is a UNESCO World Heritage site3 and SİT (protected) land – renovation needs conservation approval.
  • Cave rooms: carved rooms and terraces are often not on the deed or project. Compare deed, project and reality.
  • Hotel use: a house used as a hotel needs the right zoning and a tourism licence.
  • Shared title: village plots are often hisseli (shared) – you buy a share, not a fenced plot.

Rules for all foreign buyers in Türkiye

  • Residence permit through property: for homes bought since 16 Oct 2023 the price on the title deed must be at least USD 200,000, and the home must be lived in, not rented out4.
  • Citizenship through property: at least USD 400,000 with a 3-year “no sale” annotation on the deed; since Dec 2023 only built property counts5.
  • Foreigners can own up to 30 hectares each and up to 10% of a district’s private land; plots near military or security zones need clearance6.
  • Short-term holiday rentals (100 days or less) need a permit from the Ministry of Culture and Tourism7.
