Turkey Property Check is a pre-purchase technical check and price opinion. It is not an official valuation report (değerleme raporu) under Capital Markets Board (SPK) regulations, not legal advice, not a structural survey, not a cadastral boundary survey and not an investment recommendation. Official valuations (for citizenship, banks or courts) must be issued by an SPK-authorised valuation company.

1. The service

Provided by Ömer Kaşıkcı, Çeşme, İzmir, Türkiye. We review the documents you provide together with public map, hazard and market data, and deliver an English PDF report with red/amber/green flags, questions to ask and an indicative price range, as described for the tier you choose.

2. Requests, acceptance and payment

Sending the request form is not a purchase. We review each request within 24 hours and either decline it or email you a secure payment link. A contract is formed only when you pay that link. You pay only if we accept the job. Prices are in USD as shown on the site at the time of the request.

3. Turnaround

Turnaround (3, 5 or 7 business days by tier, shorter with Express) counts from receipt of the minimum documents (typically the title deed or a current title extract and the listing).

4. Refunds and cancellation

Full refund if, after payment, we cannot proceed (for example out of scope or documents unavailable).
50% refund if you cancel after payment but before research starts.
No refund after delivery. Factual errors are corrected free of charge.
Premium: rescheduling a site visit is free with 48 hours' notice; a missed visit (no access) is charged travel cost.

5. Limitations

Findings rely on the documents you provide and on public data at the report date. Registers can change: re-check on transfer day. The price range is a professional opinion, not a guarantee of sale or resale value. We do not assess structural safety, installations, soil, contamination or construction-completion risk. Keep a Turkish lawyer for the contract, power of attorney and transfer. We receive no commission from sellers, agents or developers. To the extent permitted by law, our liability is limited to the fee you paid.
